Building a custom home is one of the most significant investments you'll make. It's also one of the most personal. At Conner Construction, we believe the process should be transparent and collaborative from the beginning, which is why we've answered the questions we hear most from homeowners like you.

How does your build process work?expand_more

We work in three phases. First, we sit down to understand your vision, your lot, and your budget. Once we're aligned, we move into design, working with your architect and designer or connecting you with ours to finalize plans and selections before anything is built. Then we build. Our crew is on-site daily, so you have real-time visibility into the schedule and budget through our client portal, and nothing moves forward without your sign-off. 

How do you keep a project on budget?expand_more

The preconstruction phase is where budget problems are either created or prevented. Before we break ground, we map site elevations, identify cost variables, and work through every major design decision with you. By the time construction starts, there are no open questions that could drive a change order. That's not a guarantee against surprises, construction always has variables, but it's how we keep them from becoming expensive ones 

How long does a custom home build take?expand_more

Most of our Utah County builds run 12 to 24 months from design kickoff to final walkthrough. The range depends on the size of the home, how quickly selections are finalized, and permit review timelines in your specific city. We set a realistic schedule at the start and update it throughout the build so you always know where things stand. 

How much does it cost to build a custom home in Utah County?expand_more

There's no honest single answer, since cost depends on square footage, site conditions, finish level, and design complexity. What we can do is walk through your goals in an initial consultation and give you a realistic investment range based on what you're actually building. Is your pricing fixed or cost-plus?expand_more

We build on a fixed-price basis. Once we've completed preconstruction (design decisions are finalized and materials are specified), we provide a contract price that doesn't change unless you change the scope. That predictability is something we invest a significant amount of time upfront to make possible. Cost-plus contracts can work, but they shift financial risk to the homeowner in ways that are hard to anticipate, which is why we prefer to avoid them. 

How do we finance a custom home build?expand_more

Most clients use a construction-to-permanent loan, which funds the build in draws as work is completed and then converts to a standard mortgage at the end. We'd recommend getting pre-approved before our first meeting, not because we require it, but because knowing your financing ceiling makes every design conversation more productive. We work comfortably with local lenders and can point you toward ones who have experience with construction loans in Utah County if you need a starting point. 

Do we need to own land before we start?expand_more

No. We're happy to have the initial conversation before you've secured a lot. In fact, understanding your vision for your home first can help you select a lot more effectively, since not every lot is a good fit for every home. If you already have land, we'll want to inspect it first to understand site conditions, access, and how the topography affects design options. 

Can we bring our own architect or designer?expand_more

Yes, you can. We can work closely with outside design teams to keep the project on schedule and make sure what's designed is buildable within your budget. If you don't have a team yet, we can connect you with architects and designers we work with regularly across Utah County. 

What warranty coverage do you provide?expand_more

We provide a workmanship and materials warranty, a systems warranty covering mechanical, electrical, and plumbing, and a structural warranty. We'll walk you through the specific coverage terms at the time of the contract. What we'd emphasize is that our warranty is backed by a contractor who intends to be building in Utah County for a long time, so we have a direct interest in making sure your home holds up. 

What happens if something goes wrong mid-build?expand_more

We are proactive in talking with homeowners about any issues that come up. If we face an unexpected challenge, such as a site issue, a supply delay, or a detail that needs reworking, we will bring it to you with our recommended solution and a clear picture of what it means for schedule and cost. We also know from our years of experience that many issues are manageable if you detect them early enough, which is why we have a thorough pre-construction phase.

Through our client portal, which gives you real-time access to your project schedule, selections, and budget at any point during the build. Beyond that, you'll hear from us regularly when decisions need to be made or when something noteworthy happens on-site. You're welcome to visit the site at any time as well and ask us questions.

3 | Building & Delivery
Once everything is approved, our team manages the construction process from start to finish. You can expect consistent communication, crews on site daily, and a methodical approach that keeps your project on track. We wrap up with a detailed walkthrough and stand behind our work with a warranty and long-term support.
